Viewings and due diligence before you bid

How to view a property and check the documents before placing a bid.

The best bids come from buyers who did their homework. Attend a viewing to judge condition, light and layout, and use the property file to check the essentials: land-register extract, energy certificate, floor plans and any condition or building reports.

Look for what could affect value or cost — servitudes, shared-ownership rules (PPE / Stockwerkeigentum), renovation needs, or tenancy. If anything is unclear, ask before the auction closes, not after you've committed.
