How to value your property and set a realistic reserve before the auction.

A sound valuation attracts serious bidders. Start from recent comparable sales in your municipality and canton, adjust for living area, condition, year built and energy class (GEAK), then place your property within that range.

The starting price should be attractive enough to get bidding going; the confidential reserve protects your minimum. Too high a reserve deters bidders; a realistic one lets the market reveal true value.
